The site is operational land zoned RU4- Primary Production Small Lots. “Operational” means that Council can sell off the site if it chooses. Council says this zoning currently allows for child care centres, garden centres, landscape supplies or animal boarding and training facilities.
Council’s planning proposal seeks to rezone the site to E4 - General Industrial which, Council says, allows for such benign uses as goods repair and reuse premises, industrial retail outlets, local distribution premises, light industries and various other uses.
Unfortunately, we believe Council speaks with a forked tongue.
It’s various other uses include Freight Transport facilities, Hardware and Building Supplies (similar to Bunnings perhaps), Landscape materials supplies, Sawmills, Timber yards, Vehicle sales and hire premises, Warehouse and distribution centres plus more.
Remember, this land is classed as Operational Land and the whole site is to be zoned E4. Therefore, if the rezoning is approved Council could sell of the entire rezoned site. Any developer could then industrialise the whole lot.
Developers have been known to flaunt conditions of consent eg. noise and traffic, remove all trees and build the cost of fines into their development model.
The amenity of residents living opposite and nearby would be destroyed, and the value of properties would be compromised.
